AI lead qualification for mortgage lenders
Purchased, aged and referral leads only pay off once someone finds the borrowers ready to talk to a loan officer. Harmony.ai makes that first call on your script, sorts purchase from refi, timeline and price range, and routes ready borrowers to a licensed LO.

01
Purchased lead lists
Shared and exclusive internet leads get dialed as they land in the list, with the same questions on the first lead of the day and the last.
02
Aged lead sweeps
Leads that sat untouched for months get a fresh call that simply asks whether the move or the refinance is still on.
03
Realtor referrals
When a partner agent sends over a buyer, the agent calls the same day, confirms the referral and books time with the loan officer the realtor named.
04
Pre-approval requests
Borrowers asking for a pre-approval get their scenario captured first, so the LO opens the file with property type, occupancy and price range in hand.

Most mortgage leads never get a real first conversation
A loan officer has room for a limited number of real conversations a day, and the lead list holds far more names than that. Purchased internet leads, aged leads from last year's campaigns, realtor referrals and pre-approval requests all compete for the same calendar. So the LO calls the freshest few, leaves voicemails on the rest and the list quietly ages. The borrowers who were ready end up with whichever lender actually reached them, and the money spent buying those leads goes with them.
The sorting is the expensive part. Much of a first call is spent learning that the borrower is still renting with no plans for a year, wants a cash-out refi on an investment property your shop doesn't do, or already has a lender and was only curious. That work matters, but it does not need a licensed loan officer. It needs someone patient who asks the same questions in the same order every time, writes the answers down and moves on to the next name.
How Harmony.ai screens a borrower before the loan officer picks up
The agent dials from the list you load or the lead feed you connect, inside the calling windows and consent rules your compliance team sets. It confirms the borrower asked to hear from you, then asks your questions in your order: purchase or refinance, property type, whether the home will be a primary residence, second home or investment, the timeline, a rough price range and whether they already work with a realtor. It handles interruptions and side questions without losing its place, and it never presents itself as a person or a loan officer.
When the answers clear the bar you defined, the agent warm-transfers the borrower to an available licensed loan officer or books a slot on that LO's calendar. Borrowers who are six months out get a callback date instead of a hard pitch. Anyone asking for a rate, a payment estimate or which program fits hears that a loan officer will cover it, because the agent does not take the application or quote terms. The recording, transcript and a short summary follow the borrower to whoever picks up the file next.
Screening answers your LOS and CRM receive after each call
Harmony.ai connects through APIs to wherever the borrower record lives, whether that is your loan origination system, Salesforce Financial Services Cloud, Velocify or another CRM, and we build that integration for you. Each call writes back loan purpose, property type, occupancy, timeline, price range, the realtor's name if there is one, a qualification status, the assigned loan officer, any booked appointment, a short summary and the full transcript. Do-not-call requests are flagged on the record so the next campaign skips them.
Licensing, fair lending and consent on screening calls
Under the SAFE Act, a loan originator is an individual who takes a residential mortgage loan application and offers or negotiates loan terms for compensation, and that person must be licensed or registered. The agent stays on the screening side of that line: it gathers scenario details and hands the borrower to your licensed LO for the application and any talk of terms. Regulation B also limits what a creditor may ask about, with marital status on individual unsecured credit as one example. Your compliance team approves the exact question list, and the agent asks nothing outside it.
Purchased and aged lists raise the consent question first. Telemarketing calls made with an artificial voice require prior express written consent. In 2024 the FCC confirmed that AI-generated voices are artificial voices for this purpose. Which vendors and forms supply that consent is your compliance team's call; the agent checks the flag before each dial, and every call is recorded and logged for audit. This is not legal advice.

Frequently asked questions
No. The agent screens the lead and collects scenario basics like loan purpose, occupancy and timeline, then routes the borrower to a licensed loan officer. The LO takes the application and discusses terms. The agent never claims to be a loan officer or a person.
Completely. Your compliance team approves the question list before launch, and the agent sticks to it on every call. That matters because Regulation B limits what creditors may ask about, and one fixed script is easier to review than a room of LOs each improvising their own.
Live or on the calendar. If an LO is free, the agent warm-transfers the call with a spoken and written summary; if not, it books time on that loan officer's calendar. The borrower record in your LOS or CRM is updated through the API integration we build, so the LO reads the scenario before saying hello.
Yes. Load the list or connect the vendor feed, and the agent calls through it on the cadence and calling windows you set. Leads without the written consent that AI-voice calls require can be held back by your rules. Borrowers who decline or ask not to be called again are logged and suppressed.
